Advancing Affordable Housing in Cupertino

We're creating a vibrant community through two multi-family residential buildings. These 2-story structures will include 39 affordable apartments and 1 staff apartment, offering both studio and larger units to meet diverse needs. One building will feature amenities on the ground floor to enhance resident life.

Parking

The current design includes 19 onsite parking spaces, ensuring adequate accommodation for all residents, including those with intellectual and developmental disabilities (IDD), who have minimal parking needs. These spaces will also support short-term parking for visitors, service providers, non-IDD residents, and the staff apartment.

While some parking will be removed along Mary Avenue, free parking is conveniently available across the street at De Anza College during Community Festivals in Memorial Park.

With a mix of unit sizes, the design caters to different needs, particularly for residents requiring live-in caregivers.

Bike Lanes

Mary Avenue will have two dedicated bike lanes—one on each side of the street—allowing cyclists to travel safely in both directions.

Architecture Design

Environmental Commitment

Our development, located near Highway 85, is built to exceed HUD’s sound and air quality standards. It prioritizes resident comfort and reduces environmental impact with energy-efficient, all-electric appliances. Rooftop solar panels will be installed to supply clean electricity to further our commitment to green living.

Affordability

Affordability will be based off of Area Median Income or AMI. It represents the midpoint of a region's income distribution, where half the population earns more and half earns less. It is calculated by taking into account the total household incomes in an area and dividing it by the number of households.

The development will serve extremely low (>30% Area Median Income) and very low-income (>50% Area Median Income) individuals and small families. The development will seek Project-Based Vouchers (PBVs) from the Housing Authority to contribute to the affordability of the apartments for future tenants.
