Our Goal

The City of Cupertino, The Rotary Club of Cupertino, Charities Housing, Housing Choices Coalition and West Valley Community Services have all partnered together to build two new multi-family residential buildings, 2 stories in height.

The goal is to provide 40+ units of affordable housing for individuals and families in the very- and extremely-low income categories, including 19 units set aside for people with intellectual and developmental disabilities (IDD).

Why?

Cupertino faces a growing need for permanent supportive housing for people with intellectual and developmental disabilities, including those diagnosed with, autism, Down Syndrome, cerebral palsy, epilepsy, intellectual disability, and other conditions that originate before the age of 18 and severely impair functioning in at least three of seven activities of daily living. Under California’s Lanterman Act, the San Andreas Regional Center ensures that the city’s residents with developmental disabilities have the services they need to live successfully in integrated community housing. Additionally, the Americans with Disabilities Act (ADA) of 1990 ensures people with disabilities have the right to choose their own housing and are not unnecessarily institutionalized.

Without access to affordable housing, this is an empty promise.

Key Strategy

By working with the City of Cupertino, the plan is to create "free" land by reconfiguring the Mary Avenue right-of-way, incorporating additional traffic calming measures, and utilizing the adjacent buffer alongside the Highway 85 sound wall.

Our Vision

We envision building two new multi-family residential buildings, each 2 stories in height, with one including residential amenities on the ground floor. The development will consist of 39 affordable apartments and 1 staff apartment (40 units total).

The apartment buildings will offer a mix of studio, one-, and two-bedroom apartments, including one two-bedroom staff unit. Nineteen of these apartments are designated to serve intellectually and developmentally disabled (IDD) tenants, with IDD and non-IDD tenants distributed randomly throughout the buildings. Through collaboration with Housing Choices, the team determined that a mix of unit sizes would best meet the needs of this population, ensuring that larger apartments are available for those who require a live-in caregiver.

LOCATION

Mary Avenue Villas will be between the Westport project and the Mary Avenue Dog Park.

Amenities

The current design will include a Community Room for the residents, as well as an office, and meeting spaces for resident programs and services.
